A contractor on raw acreage optimises for production. The same contractor on a lived-on lot optimises for not damaging anything, and that produces a completely different price for identical growth.

The short answer
Access width sets machine class, and machine class sets what can be cut and how fast. A gate that admits only a compact machine caps production regardless of what is growing behind it.
The route in has to carry the machine without being destroyed, and the material has to come out the same way. Ground protection over turf and paving is a real cost and a real saving against repair.
Buried services on a residential lot include the ones nobody records: irrigation, private drainage, low-voltage cable, and the septic system. The statutory locating process covers public utilities and not private lines.
Everything within reach of the work — fences, vehicles, glazing, a neighbour’s property — slows the operation and changes the method. That is where the price difference against raw land comes from.

Residential constraints and what each one costs
None of these appear in an acreage figure, and together they usually exceed the cost of the cutting.

Why the statutory locate is not the whole answer
The free national 811 notification process is essential and it covers a specific category of infrastructure.
Member operators mark their own facilities: the public utilities running to and past your property. What the process does not cover is anything privately installed on your side of the meter — irrigation lines, a run of cable to an outbuilding, a French drain somebody put in twenty years ago, the line to a well pump, and frequently the septic system.
On an established residential lot those private installations are often the ones in the way, and the only record of them is what you or a previous owner remembers. Anything you know about needs marking physically before work starts.
Where private lines matter and nobody knows where they are, private locating services exist. Whether that is worth it depends on what is at stake if one is cut.
Ground protection, and the arithmetic of it
This is the line item homeowners most often decline and most often regret.
A tracked machine crossing turf in dry conditions leaves marks. The same machine crossing the same turf when the soil is wet leaves ruts, compacts the root zone, and destroys the structure of the soil beneath. Repairing that means importing material, regrading, and reseeding, and the compacted layer beneath may persist regardless.
Protection — mats, boards, or a temporary route of coarse material — is cheap relative to that repair, and it also protects the machine’s productivity by giving it a stable surface.
The decision worth making explicitly is what condition the crossed surface will be left in, and who is responsible for getting it there. Written down, it stops being a dispute.
Working close to things that must survive
Proximity changes the method rather than merely slowing it, and that is why the price moves.
Reducing a stem with a rotating head throws material. At distance that is irrelevant; near glazing, vehicles, or a neighbour’s property it is the governing consideration. The response is a combination of standoff, screening, directional working, and sometimes a different method entirely — cutting sections down conventionally rather than reducing them in place.
A tree within reach of a structure is not clearing work at all. It is rigged tree work, where sections are cut and lowered under control, and it is priced and insured differently.
The useful question is which parts of your job the contractor considers outside what their crew should take on. A good answer identifies them; a bad answer is that it will be fine.

Questions people actually ask
Why is my small lot more expensive per acre than a big field?
Because almost nothing about the price scales with area on a constrained site. Access, protection, proximity working, and material egress are largely fixed costs that a small area cannot spread. Per-acre figures are misleading on residential work.
Can machines get through a standard garden gate?
Some compact machines can pass through narrow openings, and the trade-off is capability — a machine chosen for width will take smaller stems and work more slowly. Measure the narrowest point and let the contractor match to it.
Do I need to tell my neighbour?
Where work is near a shared boundary, telling them is sensible regardless of obligation, and it is worth confirming where the boundary actually runs before machines get close to it. Only a licensed surveyor can determine that.
Will the lawn recover?
Surface marking usually recovers with time. Rutting and compaction of the root zone may not recover without intervention, which is why protection is worth more than it costs. Agree the standard beforehand.
