Will the machines wreck my lawn?

Some marking is unavoidable. Rutting and compaction largely are avoidable, and the difference is decided by ground protection, timing, and a written agreement about the condition the surface is left in.

The short answer

Surface marking — flattened grass, visible track impressions — is normal and recovers. It is not the damage worth worrying about.

Rutting and compaction are different. They break the soil structure in the root zone, and compacted ground drains badly and resists root growth for a long time. That is the damage that does not simply grow out.

Both are largely governed by soil moisture. The same machine on the same route does far more damage on saturated ground than on dry, which makes timing the cheapest protection available.

The rest is ground protection and agreement: mats or a temporary route where the surface matters, and a written statement of what condition it will be left in and who restores it.

Why moisture matters more than weight

This is the single most useful thing to understand, because it is the variable most under your control.

Dry soil resists deformation: particles are locked together and the machine sits on top of it. Wet soil has water in the pore spaces acting as a lubricant, so particles slide past each other and rearrange under load. The pore space that held air and water collapses.

That is compaction, and it is why the same machine leaves a mark in August and a rut in March. It is also why frozen ground, where winters are cold enough, carries equipment remarkably well.

The practical consequence is that timing is worth negotiating. Where the lawn genuinely matters, asking whether waiting for drier ground would change the result is a reasonable question, and a good contractor will give you an honest answer.

Ground protection, and the arithmetic

This is the line item homeowners most often decline and most often regret.

Protection means putting something between the machine and the surface: proprietary mats, timber or ply boards, or a temporary route of coarse material. It spreads load, keeps tracks off the soil, and gives the machine a stable surface — which also helps its productivity.

Against the cost of repair it is usually cheap. Repairing a rutted lawn means importing material, regrading, and reseeding, and the compacted layer underneath may persist regardless of what is done on top.

The decision worth making explicitly is not whether to protect but what condition the crossed surface will be left in, and who is responsible for getting it there. Written down, it stops being a dispute.

The services nobody has a record of

On an established property the most expensive damage is often not visible at all.

The free national 811 notification process covers member utilities — the public services running to and past your property. It does not cover anything privately installed on your side of the meter: irrigation, a French drain, low-voltage cable to an outbuilding, the run to a well pump, and frequently the septic system.

Those private installations are often the ones in the way, and the only record is what you or a previous owner remembers. Anything you know about needs marking physically before work starts, not describing in conversation.

Where private lines matter and nobody knows where they are, private locating services exist. Whether that is worth it depends on what is at stake if one is cut.

Agreeing the standard before anyone arrives

Almost every dispute about surface damage is a dispute about an expectation that was never written down.

The fix is one paragraph in the scope: which route the machines will use, what protection goes on it, what condition the surface will be in at handover, and who is responsible for getting it there. Four sentences, agreed in advance.

Photograph the route and the working area before anyone arrives, dated. That takes twenty minutes, costs nothing, and is the only piece of evidence that becomes impossible to obtain once the work has started.

With both of those in hand, a disagreement about damage stops being a contest of recollections and becomes a straightforward comparison against what was agreed and what was there.

Will the grass grow back on its own?

Surface marking usually recovers within weeks. Rutting and root-zone compaction may not recover without intervention, because the soil structure itself has been changed. That is the distinction worth protecting against.

Should protection be in the quote or do I arrange it?

Either works, and it should be explicit. What causes disputes is protection nobody priced and nobody arranged. Ask whether it is included, and if not, what it would add.

Can a machine cross my driveway?

It depends on the construction and any load limit, and tracked machines on a trailer concentrate weight differently from a car. Ask before the day, and mention any culvert or bridge on the route — that is where expensive surprises happen.

What if damage happens anyway?

Then the written scope and the certificate of insurance are what matter. Agreeing the expected condition beforehand converts a disagreement about fault into a straightforward comparison against what was written down.
