Land clearing cost per acre: what moves the price, and how to get a local number
A per-acre range is how the national guides answer this question. Clearing itself is bought by the hours a machine spends on the ground; five things decide how many hours, and they explain nearly all of the gap between two quotes for the same land.
Two contractors can quote the same five acres and be several times apart without either of them being wrong. The reason is that clearing is bought by the hours a machine spends on the ground, and five things decide how many hours that is. - Access caps machine size, and machine size caps production rate. Slope, persistently soft ground and anything within reach of the work each force a slower method along the part of the site they affect.

- Mobilisation is largely fixed, so a small job carries it alone and a large one spreads it. That is why small parcels look expensive per acre and why acreage on its own predicts so little. Ground that varies across the parcel cannot honestly be priced at one rate at all.
The figures are multipliers against the reference project below, not prices — they say how many times more expensive a factor makes a job, which is the part you cannot work out unaided. Every one of them is published in full further down, with the rule that applies it.
Acreage is the multiplier, not the driver
The instinct is to price clearing by area, and it is the first thing to unlearn. Area tells you how much ground there is. It tells you nothing about how long a machine spends on each part of it, which is what is actually being bought.
One acre of uniform brush and one acre of mixed woods with two dozen mature trunks are not comparable units of work. Neither are one acre with open access and one acre behind a nine-foot gate. The acre is the same; the job is not.
What the published 2026 cost guides report, and what they cannot know
Search for land clearing cost per acre and, at the time of this revision, the pages that rank — Angi, HomeGuide, LawnStarter, HomeAdvisor and a handful of equipment dealers — all answer the same way: a national per-acre range, tiered by how much is standing. Light growth, meaning grass, weeds and brush, sits at the bottom of the range; medium growth with saplings and scattered trees sits in the middle; heavy or wooded ground with mature trees and stumps sits at the top, at a multiple of the light tier. Most carry the year in the title, several note that the per-acre figure falls as the acreage grows, and the tiers are drawn differently from one guide to the next — what one calls medium another calls lightly wooded.
This page does not reproduce those figures. They are national, and clearing is priced locally; the tier boundaries are the guide's, not a contractor's; and the instrument this site would need before publishing a range of its own holds zero observations. A tiered national range is a reasonable sanity check on a quote that looks wildly out of line. It is not your price, because it cannot know the six things below.
What a national tier cannot know about your land
- Terrain. Slope, rock, and wet ground change the machine, the season, and the hours. A published range assumes a machine can work the whole parcel; steep or soft ground is worked more slowly, from fewer directions, or not until it dries.
- Access. Gate width, overhead clearance, and any bridge or culvert on the way in decide whether a full-size machine reaches the work or a smaller one does the same job over more hours. The access factor in the table below is the size of that difference.
- Density and stem size. A tier name is a judgement. Two contractors walking the same ground will not always agree on whether it is medium or heavy, and the largest stems set the machine class for the whole job regardless of the average.
- Disposal. No national range knows your local disposal fee, the distance to the facility, or whether burning is even an option where you are. Haul-off is the widest multiplier on this page for exactly that reason.
- Stump removal. Some published tiers fold stumps into the heavy band; others list stump removal as a separate per-stump cost. Either way, grinding, extraction, and grubbing are separate operations, priced per stump or as earthwork, and a quote that includes one of them is not comparable to a quote that does not.
- Permits and locates. Whether land disturbance needs a permit in your county, and what the utility locate turns up, is knowable only for your parcel — and neither sits inside a clearing price unless the quote says so.
The way to turn a national range into a local one is not to adjust it by feel. It is to get the reference figure from your own market — the one question further down does exactly that — and multiply it by the range the factors above give you.
The reference project
To compare anything you need a baseline. This is the one used throughout this site, stated explicitly so it can be argued with.
One to five acres of brush and saplings under about four inches, moderate density, on flat dry ground with open access for a full-size machine, cut and left reduced in place, stumps remaining, no grading.
It is the simplest complete clearing job that actually gets bought: one machine, one pass, no material handling, no below-grade work. Everything more complicated than this costs more, and the multipliers say by roughly how much.

The two that dominate
Read the table and two things stand out. Material handling and below-grade work carry the widest ranges, and they are also the two most often left unstated in a quote. That is not a coincidence — they are the expensive parts, and a quote that omits them looks cheaper.
What a clearing price never includes
- Permits, locates, and any regulatory submission
- Erosion control, seeding, and topsoil
- Repair of gates, drives, or culverts used for access
- Rock encountered below the surface
- Return visits for regrowth
- Boundary surveying
- Any engineering, forestry, or environmental assessment
What a quote must specify before you can compare it
Two quotes are comparable only where they describe the same job. A price with none of the below stated is not cheaper than one with all of it — it is less complete, and the gap usually reappears as a change order.
- The area, and how it was arrived at. Measured, mapped, or taken from what you said on the phone. Ground that varies across the parcel should be quoted in zones rather than at one rate.
- The largest stem diameter it assumes. This sets the machine class for the whole job, and it is the assumption most often left silent.
- Where the material ends up. Mulched in place, piled, chipped, or hauled — and if hauled, whether the disposal fee is inside the price or billed on.
- What happens below the ground line. Stumps left, ground, extracted, or grubbed, and what happens to the arisings and the holes.
- The surface you are left with. Rough levelling is not a specified grade; a specified grade is earthwork with survey control and a different price basis.
- The exclusions, in writing. Ask specifically what happens if the ground is too wet to work, and what happens if rock is found — those are the two most common change orders in this work.
Three answers to that question are the reference figure for your market. Multiplied by the range above, they are a planning bracket built out of local prices instead of invented ones.

How much does land clearing cost per acre?
There is no honest single answer, and a site that gives you one without knowing your ground is guessing. The national guides publish a per-acre range tiered by density — light brush at the bottom, heavy timber at a multiple of it — and cost per acre on the same parcel can vary several-fold between the open ground and the thick ground. Describe density, largest stems, material fate, below-grade expectation, and access, and the ranges become meaningful.
Why does this site not publish price ranges?
Because we have not collected the data that would justify one. The quote structure benchmark is registered on this site and currently holds zero observations. A dollar figure produced without local price data, without knowing the disposal fee, and without seeing the parcel is not an estimate — it is a number with a currency symbol on it.
Is forestry mulching cheaper than hauling the material off?
Almost always, and the gap is large. Mulching reduces the material where it stands, so nothing is handled twice; haul-off adds loading, trucking, and a disposal fee, and the published multiplier for it is the widest single range on this page. The trade is what you are left with — mulching leaves a residue layer and the stumps, which is right for pasture, trails, and firebreaks and wrong where you are about to build. Decide what the ground is for first, then price it.
What makes one quote twice another for the same land?
Almost always material handling or below-grade work. One quote leaves the residue on the ground and the stumps in it; the other hauls everything and grubs the roots. Both can be honest prices for jobs that share nothing but the acreage figure.
Is it cheaper to clear more land at once?
Usually, up to a point, because mobilisation is largely fixed and spreads across more work. That only holds while conditions stay similar — adding steep, wet, heavily timbered ground to a job does not cost what the open ground did.
What is a fair price for land clearing?
