Selective or full clearing: what you keep, and what keeping it costs
Full clearing is a simpler instruction and it is not usually the better one. Deciding what stays is the point at which an owner has the most influence over how the finished parcel looks and functions — and the point at which vague instructions cause the most permanent damage.

The short answer
Selective clearing costs more per acre than full clearing and often less in total, because a smaller area gets worked. The per-acre premium buys operator time spent deciding, positioning, and working carefully around what stays.
It also changes the machine. Working between retained trees needs a smaller footprint and more repositioning, which is slower. A machine sized for open ground may simply be unable to do the job without damaging what it is meant to protect.
Retention is the least reversible decision in a clearing project. A stem cut in error is not recoverable on any human timescale, and no amount of care in the contract changes that once a machine has passed.
Which means the whole decision rests on marking. Growth that is physically marked on the ground survives; growth that was described in a conversation frequently does not, and neither party is being dishonest when that happens.

The three retention patterns, and what each costs you
Owners tend to describe retention as a preference. It is more useful to pick a pattern, because each one implies a different way of working.

Why marking beats describing, every time
An operator in a cab, in leaf, with a head running, is not going to resolve an ambiguous verbal instruction the way you would.
Physical marking removes the ambiguity: flagging tape at eye height, paint on the trunk, stakes at a zone boundary. Whatever the method, it has to be visible from the direction the machine approaches from, and it has to survive weather between marking and working.
Mark what stays rather than what goes, unless the retention is a small minority. Marking the minority is quicker and errs in the right direction — an unmarked stem in a keep-what-is-marked scheme is a stem the operator will ask about rather than assume.
Retained trees do not always survive being retained
This is the part owners are least prepared for. A tree left standing in a cleared area has had its conditions changed comprehensively, and some retained trees decline afterwards.
The root zone may have been driven over repeatedly. The shelter of surrounding growth has gone, exposing it to wind it never had to resist. Light and moisture at the base have changed. On some sites a proportion of the retained stems fail over the following few years.
What reduces the risk is keeping groups rather than isolated individuals, protecting the root zone from traffic, and being realistic about which stems were healthy to begin with. Assessing that is arboricultural work rather than clearing work, and on trees that genuinely matter it is worth a separate opinion.
Where selective work is worth the premium
Not every project benefits. A pad being graded for a house has nothing to gain from retention inside its footprint.
Where it pays is where the retained growth does a job: shade over a house or a paddock, a screen towards a road or a neighbour, a windbreak on an exposed side, mast-bearing trees on recreational land, streamside cover, or a mature specimen that would take fifty years to replace.
The reverse case is also worth stating. Retention that serves no purpose adds cost and constrains the machine for nothing. "Keep anything that looks nice" is not a specification; it is an invitation to disagree later.
Getting it into the quote
Selective work is priced from what the operator will have to do, so a bidder needs to see the marking, not hear about the intention.
The practical sequence is: decide the pattern, mark it on the ground, then invite quotes. Bidders walking a marked site produce comparable numbers, and the marking itself frequently causes an owner to revise the plan — a retention scheme that looked reasonable on paper often looks obstructive once it is flagged.

What if the crew removes something I marked?
It cannot be undone, which is why marking and a walk-through before work starts matter more than any remedy afterwards. Agreeing in advance that the crew stops and asks when the marking is unclear prevents most of these cases.
Should retention be in the written scope?
Yes, with reference to the marking rather than instead of it. A scope that says "trees marked with orange tape are to be retained, and the crew will stop and confirm where marking is unclear" is enforceable in a way a list of descriptions is not.
