The short answer
Three things happen: exposed soil moves, cut vegetation regrows, and disturbed ground settles. All three start immediately, and how you handle the first few weeks determines how much the following year costs.
The single most common expensive mistake is leaving bare soil unstabilised through a rain event because the next trade had not arrived yet.

The first two weeks: erosion
Bare soil is the most vulnerable state land can be in, and it is the state clearing produces.
Rain on exposed soil detaches particles and carries them downhill. On a slope that becomes rilling and then gullying, and gullies deepen every time it rains. Sediment that leaves your property ends up in a ditch, a neighbour’s land, or a watercourse — the last of which can be a regulatory problem as well as a practical one.
Stabilisation is the answer, and it has to be in place before the rain rather than after it. Many jurisdictions require it above certain thresholds of disturbance, and those thresholds vary. Check locally.
The gap between trades is where it goes wrong
Clearing finishes on a Friday. The grading contractor starts in three weeks. Nobody is responsible for the site in between, and it rains.
This is the single most common sequence behind a site that needs remedial work, and it is entirely avoidable by agreeing in advance who holds the site during the gap and what stabilisation is in place.
If a gap is unavoidable, stabilise for it. Temporary cover, a diversion above the exposed area, and sediment control at the bottom of the slope are all far cheaper than repairing a gullied site.
The first season: regrowth
Cutting removes top growth. The root systems and the seed bank remain, and cleared ground now has full sunlight on it.
The result is often faster and denser growth than what was removed, particularly on ground that was previously shaded. That is not a failure of the clearing — it is what happens when you remove the canopy that was suppressing everything underneath.
How you respond depends on the end use. Establishing desirable ground cover competes with the regrowth. Mowing or grazing on a regular interval holds it back. Doing nothing returns the ground toward what it was, over a few years.
The first years: settlement and decay
Ground that was disturbed below the surface settles as it consolidates and as organic matter decays.
Stump grinding depressions sink as the grindings break down. Backfilled extraction holes settle, particularly if the fill was not compacted. Root mass left in the soil loses volume over years.
None of that matters under grass. It matters under anything structural, which is why below-grade removal exists. If you filled holes and intend to build or drive over them, revisit them after a season and top them up rather than assuming they held.
The residue layer, if you have one
Where material was reduced in place, a layer sits on the surface and changes over the following seasons.
It shades the soil and slows regrowth while it is intact. It intercepts rainfall and reduces erosion. It breaks down gradually, returning organic matter, at a rate that depends on climate, depth, and what it came from.
It also sits between you and the soil. Seeding into a thick layer is harder than seeding into soil, and equipment that has to reach the ground has to get through it. Plan for it being present rather than around a date it will be gone.
A short checklist for the handover
Before the contractor leaves, walk the site with them and cover these.
- Is any soil exposed, and what stabilisation is in place?
- Are the access route, gates, and drives in the condition agreed?
- Are stumps at the height agreed, consistently?
- Have depressions and holes been filled as specified?
- Is any debris left in a place it should not be?
- What does the contractor recommend for the next six months?
- Are there photographs of the finished condition, dated?

Questions people actually ask
How fast does cleared land grow back?
Faster than most people expect, and often faster than what was removed, because full sunlight now reaches a seed bank and root systems that were previously shaded. The rate depends on species, climate, and moisture, and the response is a management regime rather than a one-off.
Do I need to seed after clearing?
On exposed soil, establishing cover is the main practical defence against erosion and against regrowth of what you removed. Timing matters — your Cooperative Extension service publishes seeding windows for your state and conditions.
Who is responsible for erosion after clearing?
That depends on your contract and on local requirements, which vary. It is exactly the thing that falls into the gap between trades, so agree it in writing before work starts and confirm what your jurisdiction requires.
Will the ground settle after stump removal?
Yes, particularly where holes were backfilled with loose spoil and where grindings were left in place. Under grass it does not matter. Under anything structural or trafficked it does, so revisit and top up rather than assuming it held.
