Wet, steep, or rocky: terrain that changes the job

Three conditions account for most of the difference between a straightforward clearing job and a difficult one. Each has its own constraints, and two of them have regulatory implications.

The short answer

Wet ground limits the season, risks rutting, and may sit near features that are regulated. Slope limits which machines can work safely, slows production, and raises the erosion stakes of removing cover. Rock changes the equipment and can stop below-grade work entirely.

On all three, the honest first question is whether that part of the parcel needs clearing at all. Difficult ground is frequently the ground with the least to gain from being cleared.

Wet ground: season, rutting, and regulation

Wet ground is workable at some times of year and not others, and pushing through the wrong season creates damage that costs more to repair than the clearing saved.

Machinery on saturated soil ruts and compacts. On ground you intend to farm or graze, that is a real loss. On a site being prepared for construction, compaction may need to be dealt with by whoever comes next.

The regulatory point is more important. Persistently wet areas may be wetlands, and work in or near wetlands and waters can be regulated at both state and federal level. Neither this site nor a contractor can tell you whether an area on your property is a regulated wetland — that is a determination made by qualified professionals and the relevant agencies. If you have persistently wet ground, ask before you clear it.

Slope: safety, production, and erosion

Slope constrains what can work on it. Machines have limits, those limits differ between machine types, and working across a slope is different from working up and down it. What is safe is the operator’s judgement on the day, not a number from a website.

Production falls on slopes regardless of safety, because everything takes longer and the operator is managing the machine as well as the work.

And the erosion consequence is larger. Removing cover from a slope exposes soil that gravity is already working on. Methods that leave the surface covered have a real advantage here, and stabilisation is often not optional — many jurisdictions have requirements that apply to disturbance on slopes or above a threshold area.

Rock: the below-grade problem

Surface clearing over rocky ground is usually manageable. Below-grade work over rocky ground frequently is not.

Rock wears grinding equipment quickly and can stop it. Excavation into rock is a different operation with different equipment, and sometimes a different contractor. This is why rock is the most common change-order trigger in clearing work — nobody knows it is there until a machine finds it.

Ask how rock is handled before it is found. A quote that says what happens if rock is encountered is a quote that has thought about your ground.

The combinations are worse than the parts

Wet and steep together is the difficult case: the ground is least stable exactly where gravity is most active, and the working window is narrow.

Rocky and steep restricts machine choice from both directions. Wet and rocky makes below-grade work unpredictable in two ways at once.

Where a parcel has combinations, phasing by season and by zone is usually better than trying to do everything in one visit.

Consider leaving it

This is the option that gets least attention and is frequently correct.

The steep face, the wet corner, and the rocky outcrop are usually the parts of a parcel with the lowest return on clearing. They are the most expensive to work, the most likely to cause downstream problems, and often the least useful once cleared.

They are also frequently the most valuable parts to leave: cover on a slope prevents erosion, wet areas support habitat, and rock outcrops are not going to become anything else.

Can you clear land that is always wet?

Sometimes, and sometimes it is regulated. Persistently wet areas may be wetlands, and work in or near them can require authorisation at state and federal level. Ask your state environmental agency and the relevant Corps district before clearing — this is not a determination a contractor can make.

How steep is too steep to clear?

There is no single number, and any site publishing one is guessing. It depends on the machine, the ground, the moisture, and the operator, and it is a judgement made on site. What is reliable is that slope reduces machine options, slows production, and increases erosion risk.

What happens if the contractor hits rock?

Usually a change order, which is why the terms should be agreed before work starts. Rock most affects below-grade work — it wears grinding equipment and can stop excavation. Ask how it is priced before it is found.

Should I clear the steep part of my property?

Often not. Steep ground is the most expensive to work, the most prone to erosion once bare, and frequently the least useful cleared. Cover on a slope is doing a job. Consider whether the return justifies both the cost and the downstream risk.
