Grading and site preparation: where clearing ends

Clearing removes what is growing. Grading moves what it was growing in. Different machines, different skills, different pricing basis, and usually a plan drawn by someone who is neither contractor.

The short answer

Grading shapes the ground to a defined surface. That definition — the specification — is the whole job, and it normally comes from a designer, an engineer, or a builder rather than from the grading contractor.

A grading quote without a stated finished condition is not a quote for a defined outcome. "Level it out" is a description of an intention, not a specification, and it is impossible to inspect against.

The specification is the job

Every meaningful grading contract has a target: a slope, a tolerance, an elevation, a direction of fall. Without one, there is nothing to build to and nothing to check against.

On a construction project, that target comes from the design. On a smaller job it may be a direction of fall away from a structure and a stated tolerance. Either way it should be written down before the machine starts, because "flat" and "smooth" mean whatever the operator thought they meant on the day.

Why grading is not the last hour of clearing

It is tempting to add "and level it" to a clearing quote. It is also how sites end up needing to be regraded.

Clearing equipment is built to handle vegetation. Grading equipment is built to move and place soil accurately, and the difference in what a machine can achieve is substantial. So is the operator skill involved — reading grade is a specific competence.

The sequence matters too. Below-grade removal has to be finished before grading, because grubbing after grading destroys the grade. A clearing contractor who levels as they go is often creating rework for whoever grades properly afterwards.

Grading does not fix drainage

This is the single most damaging assumption in site work.

Water goes where the whole site sends it, and a site is connected to everything uphill of it. Shaping the surface changes where water goes locally; it does not change how much arrives, what the soil underneath does with it, or where it goes once it leaves.

Drainage problems are solved by understanding the water — where it comes from, how much, what the soil does, and where it can legally and physically go. That is an engineering question. A grading contractor executes a drainage solution; they do not design one, and no honest one will tell you that shaping the surface guarantees the problem is solved.

Cut, fill, import, export

Where the soil comes from and goes to is a large part of the price, and it is worth understanding the four cases.

Cut and fill balanced on site is cheapest — soil is moved from high to low and nothing leaves. Importing fill means buying material and trucking it in. Exporting means loading, trucking, and paying to dispose of it. Which applies depends on the design and on what is already there.

Compaction matters as much as placement. Fill that is placed without proper compaction settles, and anything sitting on it settles with it. Ask what compaction is specified and how it is verified.

Exposed soil is a liability from the moment it is exposed

A graded site is bare soil, and bare soil moves in rain.

Many jurisdictions have land-disturbance and stormwater requirements that apply once you disturb ground beyond a threshold, and those thresholds and requirements vary by state, county, and municipality. Erosion control is often not optional and often has to be in place before the disturbance rather than after it.

Ask who is responsible for it, what is specified, and when it goes in — and check the requirement with your local permitting office rather than assuming. The gap between one trade finishing and the next starting is where this most often falls through.

Is grading included in land clearing?

Almost never, and where it appears it is usually rough levelling rather than grading to a specification. They are different trades with different equipment. If your project needs a defined finished surface, scope it separately.

Will grading fix my drainage problem?

It may change where water goes locally, and it will not change how much arrives or what the soil does with it. Drainage problems are engineering problems. A grading contractor executes a solution; they do not design one, and no honest one will guarantee the result.

Do I need a grading plan?

For anything structural, almost certainly, and your jurisdiction may require one. For a small levelling job, a written statement of the finished condition may be enough. Ask your builder, designer, or local permitting office which applies.

It varies by project and by contractor, which is exactly why it should be itemised. It may cover clearing, below-grade removal, grading, compaction, erosion control, and access construction — or only some of those. Get the list, in writing, before comparing prices.
